Ikkilamchi bozorda o\u2018rtacha narxlar yil davomida 16,5 foizga, Toshkent shahrida esa 24 foizga oshgan. Shu bilan birga, poytaxtda ijaraga beriladigan uy-joylar 34 foizga qimmatlashdi.<\/strong><\/span><\/p>\n<p><span style=\"font-size: 14pt;\">Yil boshidan buyon O\u2018zbekiston ko\u2018chmas mulk bozoridagi faollik 3,8%ga oshdi,\u00a0<a href=\"https:\/\/review.uz\/oz\/post\/rnok-nedvijimosti-uzbekistana-obzor-ceir\" target=\"_blank\" rel=\"noopener noreferrer\">deyiladi<\/a>\u00a0Iqtisodiy tadqiqotlar va\u00a0islohotlar markazi (ITIM) sharhida. Ikkilamchi uy-joy bozorida o\u2018rtacha narxlar yil davomida 16,5%ga, poytaxtda esa 24%ga o\u2018sdi. Shu bilan birga, Toshkentda uy-joy ijarasi qariyb 34%ga qimmatlashdi.<\/span><\/p>\n<p><span style=\"font-size: 14pt;\">O\u2018tgan yili ko\u2018chmas mulk bozorining o\u2018ziga xos xususiyati sotuvlarning qisqa ko\u2018tarilish va\u00a0pasayish davrlarining o\u2018zgarishi edi. Avgust oyidagi keskin ko\u2018tarilishdan so\u2018ng, sentabr-oktabr oylariga faollik biroz pasaydi, ammo noyabr oyida ipoteka kreditlaridan foydalanish bo\u2018yicha kengaytirilgan dasturni qabul qilish bilan bog\u2018liq o\u2018sish kuzatildi, ammo yilning so\u2018nggi oyi savdolarning sezilarli pasayishi bilan ajralib turdi.<\/span><\/p>\n<p><span style=\"font-size: 14pt;\">Shunday qilib, dekabr oyida 15 mingta ko\u2018chmas mulk oldi-sotdi shartnomalari ro\u2018yxatga olindi, bu\u00a0bir oy\u00a0oldingiga nisbatan 37%ga kam.<\/span><\/p>\n<p><span style=\"font-size: 14pt;\">Umuman olganda, o\u2018tgan yili uy-joy oldi-sotdi shartnomalarining umumiy soni 257 mingdan oshdi, bu\u00a02021 yilga nisbatan 3,8%ga ko\u2018pdir.<\/span><\/p>\n<blockquote>\n<p><span style=\"font-size: 14pt;\">Mutaxassislarning ta\u2019kidlashicha, ko\u2018chmas mulk bozoridagi faollik arzon ipoteka davlat dasturlarini rag\u2018batlantirishda davom etmoqda. Shunday qilib, 2023 yil 1 yanvar holatiga ipoteka kreditlari qoldig\u2018i 46,4 trln. so\u2018mni tashkil etib, bu\u00a0ko\u2018rsatkich 2021 yilga nisbatan 1,3 barobarga, 2017\u22122022 yillarda esa 6 barobar oshdi.<\/span><\/p>\n<\/blockquote>\n<h3><span style=\"font-size: 14pt;\">Toshkentda uy-joy ijarasi narxlarining o\u2018zgarishi<\/span><\/h3>\n<p><span style=\"font-size: 14pt;\">Poytaxtda dekabr oyida ijaraning o\u2018rtacha narxi deyarli o\u2018zgarmadi va\u00a01 kv.m. uchun 9,9 dollarni tashkil etdi.<\/span><\/p>\n<p><span style=\"font-size: 14pt;\">Eng yuqori ijara narxi Shayxontohur (1 kv.m uchun 13,3 dollar), Yakkasaroy (12,2 dollar) va\u00a0Yashnobod (10 dollar) tumanlarida qayd etildi.<\/span><\/p>\n<p><span style=\"font-size: 14pt;\">Nisbatan arzon ijara narxlari Uchtepa (8 dollar), Sergeli (7 dollar) va\u00a0Bektemir (7 dollar) tumanlarida qayd etildi.<\/span><\/p>\n<p><span style=\"font-size: 14pt;\">2022 yil boshidan buyon Toshkent shahrida ijaraning o\u2018rtacha narxi 34,6%ga oshdi. Uy-joy ijarasi bo\u2018yicha yil boshidan buyon eng yuqori o\u2018sish Olmazor (57,6%), Bektemir (50%) va\u00a0Yashnobod (50%) tumanlarida qayd etildi.<\/span><\/p>\n<h3><span style=\"font-size: 14pt;\">Ikkilamchi ko\u2018chmas mulk bozori<\/span><\/h3>\n<p><span style=\"font-size: 14pt;\">Hisob-kitoblarga ko\u2018ra, dekabr oyida ikkilamchi uy-joy bozorida 1 kv.m. uchun o\u2018rtacha uy-joy narxining o\u2018sishi oyiga 0,6%ni tashkil etgan bo\u2018lsa, yil boshidan buyon 16,5%ga oshgan.<\/span><\/p>\n<p><span style=\"font-size: 14pt;\">Umuman olganda, o\u2018tgan yili uy-joy narxlarining eng sezilarli o\u2018sishi Navoiy\u00a0\u2014 27,7%, Toshkent-25,1% va\u00a0Farg\u2018ona viloyatlarida 24% kuzatildi.<\/span><\/p>\n<p><span style=\"font-size: 14pt;\">Poytaxtda dekabr oyida ikkilamchi uy-joy ko\u2018chmas mulk bozorida narxlarning o\u2018sishi 1,1%ni tashkil etdi.
